What an assumable mortgage is

With an assumable mortgage, a qualified buyer takes over the seller's existing loan: the remaining balance, the remaining term and the original interest rate. FHA, VA and USDA loans are generally assumable with the lender's approval. Most conventional loans are not.

Good to know. Loan details shown in the search are estimates from public records until confirmed. Every assumption requires lender approval and buyer qualification. Not every home or buyer will qualify, and I'll tell you plainly if yours doesn't.

Things people ask before the first call.

Can a non-veteran assume a VA loan?

Yes. Veteran status is not required of the buyer. The buyer does have to qualify with the lender, and the seller should understand how the assumption affects their VA entitlement before agreeing to it.

Is this legal?

Yes. Assumption is a standard feature of FHA, VA and USDA loans, completed with the approval of the loan servicer.

How long does it take?

An assumption often takes longer than a standard closing because the loan servicer has to review and approve the buyer. I'll give you a realistic timeline for your specific loan before you commit.

What if the loan balance is much lower than the price?

The buyer covers the difference between the purchase price and the loan balance, in cash or with a second loan. I run those numbers with you early, because that gap decides whether an assumption makes sense.

Do I need to sell my home first?

Not necessarily. I coordinate both sides of a move and plan the order around your situation: sell first, buy first, or close together.
