Assumable Mortgages · San Tan Valley, Arizona
Some San Tan Valley homes for sale come with something you can't get from a lender today: the seller's existing low-rate mortgage. With an assumable VA or FHA loan, a qualified buyer takes over the seller's loan, rate and all. I track the active San Tan Valley listings that appear to carry one, and you can search them here.

San Tan Valley lies in northern Pinal County, just south of Queen Creek. Most of it was built in the last twenty years, so the homes are newer and the neighborhoods are master-planned, with parks, pools and community centers. San Tan Mountain Regional Park borders the area on the west with miles of desert trails. For buyers looking for an assumable mortgage, this is one of the strongest areas in Greater Phoenix. So many homes here were bought or refinanced with FHA and VA loans when rates were low that San Tan Valley regularly has more assumable listings than towns several times its size.
I cover all of San Tan Valley, including Whispering Pines, Johnson Ranch, Ironwood Crossing, Encanterra and San Tan Heights.
If you're buying
You do not need to be a veteran to assume a VA loan; you do need to qualify with the loan servicer. If you are a veteran or active duty, there is an added benefit: you may be able to substitute your own VA entitlement for the seller's, which frees the seller's entitlement for their next home. I explain how that works before you write an offer.
If you're selling
Your low rate may be one of the most valuable features of your home. I confirm with your servicer that the loan can be assumed, market the rate alongside the house, and walk you through what happens to your VA entitlement before you decide.
Good to know
The buyer pays the difference between the price and the loan balance, in cash or with a second loan. The servicer has to approve the buyer, and an assumption often takes longer than a standard closing. Loan details shown on this site are estimates from public records until I verify them with the listing agent.
