Assumable Mortgages · Queen Creek, Arizona
Some Queen Creek homes for sale come with something you can't get from a lender today: the seller's existing low-rate mortgage. With an assumable VA or FHA loan, a qualified buyer takes over the seller's loan, rate and all. I track the active Queen Creek listings that appear to carry one, and you can search them here.

Queen Creek sits at the southeast corner of the Valley, where the suburbs meet open desert and the San Tan Mountains. It still has its agricultural side, with Schnepf Farms, the Queen Creek Olive Mill and the Horseshoe Park equestrian center, alongside newer master-planned neighborhoods and a growing town center. Larger lots and horse properties are easier to find here than in most of the East Valley. Homes with an assumable loan come up in modest numbers, so the list is worth checking often.
I cover all of Queen Creek, including Hastings Farms, Sossaman Estates, Harvest and the horse properties on the edges of town.
If you're buying
You do not need to be a veteran to assume a VA loan; you do need to qualify with the loan servicer. If you are a veteran or active duty, there is an added benefit: you may be able to substitute your own VA entitlement for the seller's, which frees the seller's entitlement for their next home. I explain how that works before you write an offer.
If you're selling
Your low rate may be one of the most valuable features of your home. I confirm with your servicer that the loan can be assumed, market the rate alongside the house, and walk you through what happens to your VA entitlement before you decide.
Good to know
The buyer pays the difference between the price and the loan balance, in cash or with a second loan. The servicer has to approve the buyer, and an assumption often takes longer than a standard closing. Loan details shown on this site are estimates from public records until I verify them with the listing agent.
